Building Permit Requirements

Most exterior construction in the Village of Martin’s Additions requires a municipal building permit from the Village, as well as from Montgomery County. All construction that changes the footprint of a house or accessory structure requires a permit from both governmental entities. Montgomery County requires permits for interior work that the Village does not regulate. A Village permit application can be found on this website site under Building Permit Application.

Section 6-301 (b) of the Village Code specifies that permit requirements “apply to the demolition of, addition to, or erection, construction, re-construction, repair and improvement of the exterior of all buildings, and accessory buildings, fences and structures, to any activity which will, or may result in the excavation to, or alteration or temporary closure or blockage of, streets or sidewalks within boundaries of the Village.”

No building permit is required in the case of ordinary repairs or maintenance, defined as those repairs incidental to a continuation of existing uses and necessary to maintain a structure in good working order, and no building permit from Martin’s Additions is required for any of the above described activities if they occur entirely within the interior of a building. This does not preclude the need for a permit from Montgomery County for interior work.

Additional detailed information building permit regulations can be found in the Village of Martin’s Additions Code of Ordinances, Chapter 6 Article 3, Section 6-301-6-311. Bulding restrictions and requirements are also found in Chapter 7 of the code  adopted 5/27/09, effective 6/1/09.
