Building Permit Process

1. It is recommended that all building plans be submitted to the Village of Martin's Additions BEFORE they are submitted to Montgomery County. The plans will be reviewed by our Builidng Administrator to assure that they are in compliance with the new building regulations in Martin's Additions.

 

2. If the plans are found to be in compliance with the Village's regulations, a letter of approval will be prepared and given to the permitee. The permitee may proceed with the application to Montgomery County.

 

3. Martin's Additions will begin the required neighborhood and Council notification process regarding the receipt of the application and the availability of the plans for public review. In some cases a community meeting may be held to review the plans and discuss construction concerns with the builder, permitee and residents.

 

4. The final Village application must include a copy of the application for a Montgomery County building permit, plats and building plans as required by the county. A copy of Montgomery County building permit must also be provided to the Village once it has been granted. In addition to paper plans, an electronic version of the plans would be appreciated if available

 

5. All building permits are fee-based as indicated on the application, and range from $75 for a fence permit to $4,000 for new house construction. Demolition also carries a permit fee.

 

6. A deposit for repairs of $2,500 is required before the Village issues a building permit. The purpose of this deposit is to insure the restoration or repair of any damage to the Village rights of way, sidewalks, curbs or roadways. The deposit may be applied to repair or correct any damage or injury to public property, including treatment or replacement of Village trees and plantings.

 

7. A permit is issued when the Village Building Administrator determines that all Village filing requirements have been met. The Village permit cannot be issued sooner than 7 days after the receipt of the County building permit.
